Project Background

The Rolling Oaks Area Regional Center Plan ("Plan") will help guide development and investments in the area over the next 10 to 15 years. Specifically, the Plan will address the following topics:

  • Land Use
  • Housing
  • Economic Development
  • Mobility
  • Amenities and Public Spaces

In Community Survey #3, the City of San Antonio Planning Department is requesting input on draft Land Use, Housing, and Economic Development recommendations, in addition to requesting input that will be used to develop similar draft recommendations for Mobility, and Amenities & Public Spaces needs specifically for the plan area. All recommendations are meant to build on the Plan’s draft Vision and Goals, which were developed using community input from past surveys and community meetings.

Draft Vision:

The Rolling Oaks Regional Center helps multi-generational households, residents, and businesses thrive by respecting, celebrating, and connecting the area’s rich history and authenticity, community destinations and gathering places, and family friendly recreational amenities with clean and green infrastructure.

Draft Goals:

  1. Promote quality development that is compatible with existing neighborhoods and includes additional housing and employment options for existing and new residents.
  2. Ensure that existing residents and businesses – and the culture and authenticity they represent – are a part of the Regional Center Area moving forward as public and private improvements are made.
  3. Facilitate and guide new development to maintain the existing relationship of safe and quiet neighborhoods tucked between commercial and mixed-use areas.
  4. Retrofit auto-oriented commercial development to be more walkable and provide a greater diversity of locally serving restaurant and retail options.
  5. Expand the amount and variety of transit services throughout and connecting the Regional Center to other area destinations and amenities.
  6. Improve existing connections and create new connections that are truly multimodal, aesthetically pleasing and provide stormwater benefits.
  7. Provide more parks, open space, trails and recreational amenities throughout the Regional Center.
  8. Encourage responsible watershed management through sustainable and resilient public investments, private development, and strategic partnerships.

The boundaries of the Plan area are shown on the Study Area map. Please reference this map when answering questions.

Expand all of Nacogdoches and also Toepperwein at once, don't nickle and dime us with construction projects. And -lease coordinate with live Oak to get a light put in at Toepperwin and the railroad. Accidents alrready happen here. don't wait for deaths. And don't expand Toepp...See More

Expanding Evans rd will just create more cut thru traffic to avoid 1604, especially if it is overdeveloped as planned. We don’t need more asphalt and concrete on every square inch you can find. The shopping centers just end up closing up like Rolling Oaks Mall. Doesn’t that show ...See More

The intersection at Nacogdoches and 1604 will likely need to be improved with protected turn lanes along Nacogdoches to improve traffic safety.
